1. Acceptance of Terms

By using propdeed's online rent agreement registration service, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

These terms constitute a legally binding agreement between you (the "User," "Landlord," or "Tenant") and propdeed ("we," "us," or "our").

By submitting your registration form, you also consent to receive transactional WhatsApp messages related to your order (status updates, appointment confirmations, and agreement delivery). You may opt out at any time by replying STOP or emailing support@propdeed.in.

2. Service Description

propdeed provides an online platform for facilitating rent agreement registration in compliance with the Government of Maharashtra regulations. Our services include:

  • Instant self-service draft preview — showing users how their agreement will look before submission, covering ~95–98% of queries without requiring human support
  • WhatsApp-assisted registration — users who prefer not to fill the online form can send their details (party names, property information, rent terms) via WhatsApp; our team fills the form on your behalf and prepares the agreement
  • Actual Leave and License Agreement preparation on the IGR Maharashtra portal by our team after form submission
  • E-stamp paper coordination and procurement
  • Scheduling and coordination of biometric verification
  • Document verification and submission to government authorities
  • Digital delivery of registered rent agreements
Important: propdeed is a facilitator and technology platform. The actual registration is performed by authorized government officials and agencies. We do not have authority to modify government fees, processing times, or legal requirements.

3. User Responsibilities

3.1 Accurate Information

You agree to:

  • Provide true, accurate, current, and complete information during registration — whether submitted via our online form or via WhatsApp
  • Maintain and promptly update your information to keep it accurate and current
  • Ensure all uploaded documents are genuine, unaltered, and legally valid
  • Verify all information before final submission

When you choose the WhatsApp-assisted route, our team will fill the registration form on your behalf using the details you provide. You remain solely responsible for the accuracy of the information shared. propdeed is not liable for errors arising from incorrect or incomplete details sent via WhatsApp.

3.2 Document Authenticity

You confirm that:

  • All identity documents (Aadhaar, PAN) provided belong to you or parties you represent
  • Property documents establish clear ownership or authorized occupancy rights
  • You have legal authority to enter into the rental agreement
  • All signatures and biometric verifications will be conducted by the actual parties

3.3 Legal Compliance

You agree to comply with all applicable laws including but not limited to:

  • The Registration Act, 1908
  • The Indian Contract Act, 1872
  • Maharashtra Rent Control Act (where applicable)
  • IT Act, 2000 and related regulations
  • Digital Personal Data Protection Act, 2023 (DPDP Act)
  • Aadhaar Act, 2016 and UIDAI guidelines

4. Privacy and Data Protection

4.1 Data Collection

We collect personal information including but not limited to:

  • Personal identification information (name, date of birth, gender)
  • Contact information (phone number, email address, physical address)
  • Government-issued ID information (PAN card details — Aadhaar number is not collected through our online form or WhatsApp; it is provided by you to the field associate during the biometric appointment, who enters it into the IGR portal for authentication purposes)
  • Property details and financial terms of the rental agreement
  • Uploaded documents and photographs

4.2 Data Usage

Your information is used solely for:

  • Processing your rent agreement registration
  • Coordinating with government authorities for legal registration
  • Communicating service updates and important notifications
  • Complying with legal and regulatory requirements

4.3 Aadhaar Privacy

Important: We do NOT collect or store Aadhaar numbers through our online form or WhatsApp. During the biometric appointment, the field associate will ask you for your Aadhaar card or Aadhaar number. The associate enters your Aadhaar number into the IGR Maharashtra portal for the purpose of biometric authentication — your Aadhaar number is visible to the associate during this process. Your fingerprint is then captured on the biometric device, which is verified by UIDAI against your Aadhaar number. propdeed does not receive, store, or transmit your Aadhaar number — the associate handles it solely for the purpose of completing the IGR registration process. Please be aware that you are sharing your Aadhaar number with a field associate who is an independent individual coordinated by propdeed and not a government official. If you have concerns about sharing your Aadhaar number, please contact us before the appointment.

4.4 Data Security

We implement industry-standard security measures including:

  • Encryption of data in transit and at rest
  • Secure storage on protected servers
  • Access controls and authentication mechanisms
  • Regular security audits and updates

4.5 Data Sharing

Your information may be shared with:

  • Government registration authorities (mandatory for legal compliance)
  • Authorized biometric verification officials
  • Payment processors (for transaction processing only)
  • Legal authorities if required by law

We will NEVER sell, rent, or trade your personal information to third parties for marketing purposes.

5. Fees and Payment

5.1 Service Fee Structure

All charges are divided into two clear categories:

  • propdeed Service Fee: Currently ₹899 (subject to change — covers drafting, draft preview, coordination, and document handling). This is the only fee that belongs to propdeed.
  • Government and Statutory Charges (not propdeed's charges): These are charged by the Maharashtra government and are entirely outside propdeed's control:
    • Stamp Duty — as per Maharashtra government rates
    • Registration Fee — as per government schedule
    • Document Handling Charges (DHC) — ₹300, levied by the government

Government and statutory charges are calculated separately based on your agreement details and are paid directly to the government through the IGR portal. propdeed does not earn any margin on these charges.

5.2 Payment Terms

  • Service fees are payable upon form submission or as per agreed payment schedule
  • Government charges are payable as per government requirements
  • All fees are quoted in Indian Rupees (INR)
  • Payment is processed securely via Cashfree Payments — accepted methods include UPI, net banking, and debit/credit cards

5.3 Refund Policy

Refunds are subject to the following conditions:

  • Full refund if we are unable to process your application due to technical errors on our end
  • Partial refund (excluding government fees already paid) if registration is unsuccessful due to document issues discovered before submission
  • No refund once biometric verification is completed and documents are submitted to government authorities
  • Refund requests must be made within 7 days of payment
  • Government fees are non-refundable once paid to authorities

6. Service Delivery and Timeline

6.1 Processing Time

Standard processing timeline:

  • Draft Preview (self-service): An instant preview of your Leave and License Agreement is generated as you fill the form. This preview shows you exactly how your agreement will look — helping you verify all details, identify any corrections, and confirm you are satisfied before submitting. This preview is for reference only and is not the registered document. Once you are satisfied and submit, our team uses this preview as the basis to fill the actual agreement on the IGR Maharashtra portal.
  • WhatsApp-Assisted Registration: If you submit your details via WhatsApp instead of the online form, our team will fill the form on your behalf. Please allow up to 24 hours for our team to process WhatsApp submissions during working hours (Mon–Sat, 10 AM – 7 PM).
  • Actual IGR Draft Preparation: After form submission (online or WhatsApp-assisted), our team prepares and fills the actual agreement on the IGR Maharashtra portal within 24 hours.
  • Biometric Verification Scheduling: Within 24–48 hours after you approve the IGR draft.
  • Registered Agreement Delivery: After biometric verification, the application is submitted to the government for review, verification, and approval or rejection. Delivery timelines depend on government processing and are outside propdeed's control — this can range from the same day to several weeks depending on the government's workload and situation at the time. We do not guarantee a specific delivery date for the registered agreement. We will notify you at every stage and follow up with authorities on your behalf.

6.2 Delays

Processing may be delayed due to:

  • Incomplete or incorrect information provided
  • Government processing delays during peak periods or holidays
  • Technical issues with government registration portals
  • Unavailability of parties for biometric verification

We will notify you promptly of any delays and their expected resolution time.

6.3 Delivery Method

Registered agreements are delivered digitally via:

  • WhatsApp — to the registered mobile number (primary delivery channel)
  • Email — to the registered email address
  • Downloadable link through our platform
  • Physical copy available upon request (additional charges may apply)

7. Biometric Verification

7.1 Mandatory Requirement

Aadhaar-based biometric verification is mandatory as per Maharashtra government regulations for all parties to the agreement (landlord, tenant, and witnesses).

7.2 Scheduling

  • We coordinate with available field associates to schedule the biometric session at your preferred location
  • All parties to the agreement must be physically present during verification
  • Rescheduling is allowed subject to availability
  • Repeated no-shows may result in application cancellation
How the Biometric Process Works: For outstation or doorstep registrations, propdeed coordinates with field associates who assist in conducting the biometric session. These associates are provided with portal login credentials to access the IGR Maharashtra registration portal. During the appointment, the associate will ask you for your Aadhaar card or Aadhaar number and will enter it into the IGR portal — your Aadhaar number will be visible to the associate during this process. Your fingerprint is then captured on the biometric device connected to the portal, which is authenticated by UIDAI. The associate is an independent individual coordinated by propdeed and is not a government official. propdeed does not receive or store your Aadhaar number — it is used solely by the associate for the purpose of completing the biometric verification on the IGR portal.

7.3 After Biometric — Government Review Process

Government officials play no role in the process until after biometric verification is completed. Once all parties have completed biometric verification:

  • The application is submitted to the Maharashtra government through the IGR portal
  • Government officials then review and verify the submitted application
  • The government will approve or reject the registration based on their review
  • If approved, the registered agreement is made available digitally
  • If rejected, propdeed will inform you of the reason and assist with resubmission where possible

This government review stage is entirely outside propdeed's control and influence. propdeed's role ends at submission — we cannot expedite, guarantee, or influence the government's decision or timeline.

8. Limitation of Liability

8.1 Service Scope

propdeed's liability is limited to facilitating the registration process. We are not liable for:

  • Disputes arising from the content or terms of the rental agreement
  • Issues related to property ownership, possession, or rights
  • Tenant or landlord default, breach of agreement, or non-payment
  • Government processing delays or rejections due to policy changes
  • Authenticity of user-provided information or documents

8.2 No Legal Advice

propdeed does not provide legal advice. The agreement templates are standard formats compliant with Maharashtra regulations. For complex situations or specific legal guidance, we recommend consulting a qualified lawyer.

8.3 Maximum Liability

Our total liability shall not exceed the service fees paid by you to propdeed for the specific transaction in question.

What this means in plain terms: If something goes wrong on propdeed's side — for example, an error in our coordination, a technical issue on our platform, or a mistake in preparing the draft — the maximum amount we can be held responsible for is the propdeed service fee you paid for that specific registration (currently ₹899). This cap does not cover government charges, stamp duty, or registration fees, which are paid directly to the government and are non-refundable once paid. It also does not apply to the content of your agreement, disputes between landlord and tenant, or government decisions to approve or reject the registration — these are outside our responsibility entirely.

9. Cancellation and Termination

9.1 User Cancellation

You may cancel your application:

  • Before draft approval: Full refund of service fees (excluding government fees if already paid)
  • After draft approval but before biometric: 50% refund of service fees
  • After biometric verification: No refund

9.2 Service Termination

We reserve the right to refuse or terminate service if:

  • Fraudulent information is detected
  • Documents are found to be forged or tampered
  • User violates these terms and conditions
  • Government authorities reject the application

10. Intellectual Property

All content on the propdeed platform including text, graphics, logos, software, and technology is owned by propdeed or its licensors and protected by intellectual property laws.

You may not:

  • Reproduce, distribute, or create derivative works without permission
  • Use our branding, logos, or content for commercial purposes
  • Reverse engineer or attempt to extract source code from our platform

11. Dispute Resolution

11.1 Governing Law

These terms shall be governed by and construed in accordance with the laws of India and the State of Maharashtra.

11.2 Jurisdiction

Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts in Mumbai, Maharashtra.

11.3 Resolution Process

In case of disputes:

  1. Contact our support team to attempt amicable resolution
  2. If unresolved, dispute may be referred to mediation
  3. Legal action may be initiated in Mumbai courts if mediation fails

12. Modifications to Terms

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective 7 days after posting to our website, giving you time to review. Continued use of our services after that period constitutes acceptance of the updated terms.

  • Email to registered users
  • Prominent notice on our website
  • In-app notification

14. Miscellaneous

14.1 Entire Agreement

These Terms and Conditions constitute the entire agreement between you and propdeed regarding our services.

14.2 Severability

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

14.3 Waiver

Failure to enforce any right or provision of these terms shall not constitute a waiver of such right or provision.

14.4 Assignment

You may not assign or transfer these terms or your account without our prior written consent. We may assign our rights and obligations without restriction.

Acknowledgment: By submitting your rent agreement registration form (online or via WhatsApp), you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.
