Registering a Sale Deed involves more paperwork than most first-time buyers expect. Missing even one document at the Sub-Registrar's office can mean an aborted appointment and having to rebook — losing you time and, in some cases, an extra visit fee.

Witness Requirements
A Sale Deed requires two witnesses at the time of registration, each of whom must carry:
- A valid photo ID (Aadhaar is most commonly accepted)
- Their own PAN, in most Sub-Registrar offices
Witnesses do not need to be related to either party — they simply attest that the document was signed voluntarily by both the seller and buyer.
Why the Encumbrance Certificate Matters
An Encumbrance Certificate (EC) shows all registered transactions on a property over a chosen period — sales, mortgages, gift deeds, and any legal charges. While not strictly mandatory to complete registration in every case, buyers and banks almost always insist on it because it is the clearest proof that a property is free of existing loans or disputes.
If you are financing the purchase through a home loan, your bank will require a clean EC before disbursing funds — so it is worth obtaining well before your registration date, not on the day of.
⚠️ Common Reason Registrations Get Rejected
The single most common reason a Sale Deed registration appointment fails is an outstanding society NOC or unpaid property tax discovered at the last minute. Clear all dues and collect the NOC before booking your slot — not after.
What About the 7/12 Extract?
The 7/12 extract (also called Satbara Utara) is a Maharashtra land record primarily used for agricultural land or standalone plots, showing the owner's name, survey number, and land use details. For apartments and flats within a registered building, the equivalent document is the property card or the Index II extract obtainable from the Sub-Registrar's office.
