What is a Sale Deed?

4. Title and Encumbrance Declaration
A statement from the seller confirming the property is free from any mortgage, litigation, or third-party claim, along with an indemnity clause protecting the buyer if this later proves false.
5. Possession Clause
The date and manner in which physical possession of the property will be handed over to the buyer.
6. Execution Block
Signatures of both parties along with two witnesses, as required under the Registration Act.
