Aadhaar Address Update
This is the most common reason Mumbai tenants need a rent agreement as address proof. Here is how it works:
Get a Registered Rent Agreement
Register your Leave and License agreement online through propdeed. The registered PDF is your address proof document.
Visit UIDAI Portal or Aadhaar Seva Kendra
Go to myaadhaar.uidai.gov.in → Update Aadhaar → Address Update. Upload the registered agreement as proof. Alternatively, visit any Aadhaar Seva Kendra with the original agreement.
Verification
UIDAI may send a verification letter to the new address. Once verified, the Aadhaar address is updated within 7–14 days.
For the tenant’s Aadhaar update, only the tenant’s registered rent agreement is needed. The landlord does not need to provide their Aadhaar or accompany the tenant.
Passport Application & Renewal
A registered rent agreement is accepted as address proof at all Passport Seva Kendras in Mumbai. Submit it along with:
- Aadhaar card (ideally with the updated Mumbai address)
- The registered Leave and License agreement (PDF printout)
- Utility bill in the landlord’s name (some PSKs ask for this as supplementary proof)
During police verification for the passport, the officer may ask to see the original registered agreement. Keep a printed copy handy.
Bank Account KYC
Most major banks in Mumbai — SBI, HDFC, ICICI, Kotak, Axis — accept a registered rent agreement as address proof for:
- Opening a new savings or salary account
- Address change on an existing account
- Credit card or loan application
Some banks may additionally ask for a utility bill (electricity or gas) in the landlord’s name as supplementary verification. A notarized agreement is almost never accepted by banks for KYC purposes.
Voter ID (EPIC) Registration
To register as a voter in Mumbai or transfer your voter registration from another city, you can use a registered rent agreement as address proof. Apply through the NVSP portal (voters.eci.gov.in) — Form 6 for new registration or Form 8A for address change. Upload the registered agreement as the address proof document.
Driving License
The Maharashtra RTO accepts a registered rent agreement for both new driving license applications and address changes on existing licenses. Apply through the Parivahan portal (parivahan.gov.in) or visit your nearest RTO.
GST and Company Registration
If you are a freelancer or business owner working from a rented property in Mumbai, a registered rent agreement is required for:
- GST registration: Upload the agreement + NOC from the landlord on the GST portal
- Company registration (MCA): Registered agreement + utility bill for registered office address
- FSSAI license: For home-based food businesses operating from a rented property
What If the Agreement Has Expired?
An expired rent agreement is generally not accepted as current address proof. Most agencies require the agreement to be active (within its validity period). If your agreement has expired:
- Renew it through propdeed — takes 2–3 days
- Use the renewed agreement for your address proof needs
- Some agencies accept an expired agreement if it is within 3 months of expiry — but this is discretionary, not guaranteed
Vasai-Virar & Palghar Tenants — Special Note
Many tenants in the Vasai-Virar corridor commute to Mumbai for work but need a Mumbai office address on their documents. A registered rent agreement at your Vasai/Virar address updates your Aadhaar to the Palghar district address — not Mumbai. If you need a Mumbai address specifically, the agreement must be for a Mumbai property.
