Registering a rent agreement in Maharashtra is mandatory by law — but it doesn't have to be complicated. With propdeed, the entire process happens online and at your doorstep. No SRO visit, no stamp paper hunting, no paperwork queues. This guide walks you through each step exactly as it happens.
⚡ Why Registration is Mandatory in Maharashtra
Under Section 55 of the Maharashtra Rent Control Act, 1999, registration of all Leave and License agreements is mandatory — regardless of duration. This includes 11-month agreements. An unregistered agreement is not admissible as evidence in court, leaving both landlord and tenant without legal protection.
The Complete Step-by-Step Process
📝 Fill the Online Form
Go to propdeed.in and fill the simple form with your details — or just message us on WhatsApp and our agent fills it for you.
You'll need to provide:
- Landlord and tenant full name, Aadhaar number, mobile
- Property address (wing, floor, flat number)
- Monthly rent amount
- Security deposit amount
- Agreement start date and duration
📱 Send Documents via WhatsApp
Click photos of your documents and send them directly on WhatsApp. No scanning, no email, no portal uploads.
Documents needed:
- Aadhaar card — front & back (landlord + tenant)
- PAN card (landlord + tenant)
- Property ownership proof — Index II or electricity bill (landlord only)
📄 Review Agreement Draft
Our team prepares the complete Leave and License agreement draft as per Maharashtra law. You receive it on WhatsApp to review before we proceed.
The draft includes all standard and custom clauses — rent amount, deposit, duration, lock-in period, maintenance terms, notice period, and more. Read our guide to all 13 clauses so you know exactly what each one means before approving.
💰 Pay Stamp Duty + Service Fee
Once you approve the draft, we share the exact stamp duty amount and payment link. Two separate payments:
- Government charges — stamp duty (0.25% of taxable amount) + registration fee (₹1,000) + document handling charge (₹300) — paid directly to Maharashtra government via GRAS
- propdeed service fee — ₹899 flat
🖐 Doorstep Biometric Verification
Our staff visits your home with an Aadhaar-certified fingerprint scanner. The biometric verification is quick — it takes about 5 minutes.
Who must be present:
- Landlord
- Tenant
- 2 witnesses (with their Aadhaar cards)
✅ Registered Agreement Delivered on WhatsApp
After biometric, our team files the agreement with the Maharashtra Sub-Registrar online. Once the government processes and approves it, the stamped, registered agreement PDF is delivered to your WhatsApp.
The registered agreement is:
- Government-stamped and Sub-Registrar approved
- Court-valid and legally enforceable
- Accepted as address proof by banks, employers, and government offices
- Valid for police verification

What Happens After Registration
Once you receive the registered agreement PDF, here's what to do:
- Save multiple copies — on your phone, WhatsApp, email, and Google Drive
- Share with tenant — both landlord and tenant should have a copy
- Police verification — landlords in Mumbai must submit Form C (tenant verification) to the local police station. This is a separate process from registration
- Society copy — some housing societies require a copy of the registered agreement for their records
- Set a renewal reminder — propdeed sends you a reminder 30 days before expiry. Use your Reference ID to renew easily at propdeed.in/renew. See our complete renewal guide for details on stamp duty, documents, and the renewal process.

Common Mistakes to Avoid
- Wrong property address — confirm the exact flat number, wing, floor, and building name before submission. Errors cannot be corrected after registration.
- Mismatched names — names on Aadhaar and PAN must match what goes into the agreement exactly.
- Not informing witnesses in advance — witnesses must be physically available during the biometric visit. Arrange them before scheduling.
- Skipping the draft review — once signed, agreement clauses cannot be changed. Read every clause carefully.
- Wrong rent amount — stamp duty is calculated on rent amount. Understating rent to save stamp duty is a legal offence.
